FRP Development Corp. (NASDAQ FRPH) acquired an industrial development site from the town of Southwest Ranches for $16.8 million. The town sold 24 acres at 6500 S.W. 202nd Ave. – just north of Sheridan Street – to FRP SWR LLC, part of Maryland-based FRP. The town approved the sale in 2022 after a developer submitted a proposal for the land. FRP inherited the deal after buying out the industrial development business of Fort Lauderdale-based BBX Capital in 2025. The town acquired the property from a private prison operator for $8 million in 2016, so it sold it for a gain. According to FRP, this site is slated for more than 3,000 square feet of industrial development with 36-foot clear height. It expects to complete the Logistics Center of Southwest Ranches in 2028. The site is just off U.S. 27, which connects with Interstate 75. "South Florida remains one of the strongest industrial markets in the country, but opportunities to develop new Class A product in core locations have become increasingly scarce," said Mark Levy, chief investment officer at FRP Development Corp. "The acquisition of this site reflects our long-term strategy of investing in well-located infill markets where barriers to entry are high, and tenant demand continues to outpace supply.” Broward County had 258,992 square feet of positive net absorption of industrial space during the second quarter, according to JLL.
