U.S. data center construction spending surged 46% year over year in June to a record $68 billion annualized, marking the largest annual increase in the past year. Since January 2024, spending has climbed 158% and has more than tripled since 2022, driven by booming Al and cloud infrastructure demand. Meanwhile, office construction has fallen to about $43 billion, its lowest level since 2016, declining by more than $25 billion since 2022. Data center construction now exceeds office construction by $25 billion-the widest gap on record, reversing a $57 billion office construction lead seen in 2022.
