*Landlords in Los Angeles Required to Keep Rentals Cool Starting January 2027* Los Angeles County landlords in unincorporated areas will soon be required to ensure rental units can maintain an indoor temperature of 82°F or lower, with enforcement beginning January 1, 2027. The new rule makes cooling a habitability requirement, similar to heat and hot water. The ordinance does not necessarily require every landlord to install air conditioning. Property owners can meet the standard through a combination of cooling methods, including insulation, window coverings, shade structures, fans, or mechanical cooling if needed. It's important to note that this rule currently applies to unincorporated Los Angeles County, not automatically to incorporated cities such as Los Angeles, Beverly Hills, Santa Monica, or West Hollywood, although similar measures are being considered in some cities.
